Roof Leak Repair in South Jersey

Our trained professionals will determine if your roof needs any repair, and if so, whether a full replacement is warranted or a repair will take care of the issue.

What May Cause You to Need a Roof Leak Repair in South Jersey

There are many factors and circumstances that could cause a roof leak that needs repair. Some of those include:

Roof Aging

The age of your roof may contribute to its tendency to leak. If your roof has surpassed its expected age, you may start to experience roofing issues. Over time, mother nature will take its toll on your roofing system and cause normal “wear and tear”.

Lack of maintenance

A lack of preventative maintenance over time may increase chances of a roof leak developing. It is always best to be proactive. Completing regular maintenance is important to extend the life of your roofing system. For example, if you have a flat roof, be sure to sweep off leaves and debris regularly and re-coat every 5 to 10 years.

Ice Dams

Ice dams are a build up of ice that form along the eaves of your roofing system. During Winter’s freeze-thaw cycles, water may get caught behind an ice dam. When this happens, water always takes the path of least resistance. Therefore, any hole or crevice in the felt or underlayment, or an exposed nail head, will become a highway for water. Poor roof ventilation and lack of adequate insulation in your attic can make ice dams worse.

Clogged Gutters

Clogged gutters are very common because it doesn’t take much. Leaves, twigs and other debris build up in the gutters and cause a back-up. When water cannot properly drain through the gutters and downspouts, it begins to back-fill in the gutters. Clogged gutters also make ice dams that much worse. Pre-winter, always clean out your gutters and watch for signs of clogged gutters during the winter. Not sure if your gutter system is up to par? Call us for a free gutter inspection.

Damaged or Missing Sealant

Caulks and sealants are found around vents, skylights, chimneys, flashings, seams and other roof protrusions. A watertight roofing system depends on these caulks and sealants, and luckily most of today’s are long-lasting and resilient. However, the key to these sealants is to apply them under proper conditions. If applied when it’s too cold, or if surfaces are wet or dirty, they won’t adhere correctly.

Another factor is that many South Jersey roofs still currently have sealants that were applied decades ago. As with anything, over time they dry out and wear down. If your roofing system has any areas with cracked, brittle, loose or missing caulk or sealants, you should have it repaired by a professional right away.

Damaged Flashing often causes roof leak repairs in South Jersey.

Flashing is basically strips of metal that are used in valleys along the edge of a roof and around chimneys. Flashing is an integral part of any roof system, as it ensures that water will flow off the roof, not into it.

If flashing gets cracked or bent, it no longer does its job. Most quality flashing remains in good shape year over year, but roof damage from storms, ice dams, and old age can take its toll on flashing.

Warped or otherwise damaged shingles are also a leading cause of roof leak repair in South Jersey.

As shingles age and dry out over time, they may curl or warp. If your shingles do not lay flat, leaks may certainly occur. The cycle of summer heat and winter freeze, over the years, will eventually wear down your roof’s shingles. If your roof lacks proper ventilation, this deterioration will happen faster.
